Join us for a special webinar with an update on the federal and Ohio Opportunity Zone Program ---  What’s new, what’s changing, and how investors, developers, community leaders, and advisors can position themselves to take advantage of the next era of Opportunity Zone investing. This is a big year for Opportunity Zone’s because Ohio will be deciding now where OZ investment should go for the next 10 years.

The Opportunity Zone program continues to be one of the most compelling federal tax-advantaged tools for spurring private investment in economically distressed communities. Originally created in the Tax Cuts and Jobs Act of 2017, Opportunity Zones allow investors to defer and potentially reduce federal capital gains taxes by reinvesting those gains into Qualified Opportunity Funds (QOFs).

In 2025, Congress and the Trump administration ushered in Opportunity Zones 2.0 as part of the One Big Beautiful Bill Act, permanently extending the program and modernizing its structure. Key enhancements include a permanent policy framework that removes the sunset date that was set for the end of 2026, new rural designations and incentives some of which start immediately, and updated deferral and step-up rules that make OZ investing even more attractive for patient, long-term capital.
