To sell something, you have to have something to sell. With an improving economy and nearly half of all economic development projects requesting an existing building, having spec or “shell” industrial buildings in inventory is more important than ever.

Companies demand speed to market. In general, companies that locate manufacturing operations in a spec building can save six months or more of design, zoning, permitting, and construction lead times.

To be ready for new investments, many communities are taking the path of developing “spec” buildings --- buildings that are ready to go when the business or site selector comes calling.

This webinar will cover the essentials of developing a spec building, including:  understanding the market, determining the right location and building size, financing of a spec building, the role of port authorities and other development organizations, how to mitigate risk for the community, and how to attract a private developer.

The Webinar is sponsored by Agracel, Inc., and will be led by their regional development director, Jason Kester. Speakers will include experienced practitioners in economic development, along with JobsOhio.
